Durham Region Blinds Guide: Whitby, Oshawa, Ajax, Pickering, and Clarington

Durham Region housing ranges from Pickering waterfront condos to Brooklin family detached to Bowmanville heritage. Practical guide for the eastern GTA.

Durham Region is five different markets

Durham Region is officially one regional municipality, but the housing markets in Whitby, Oshawa, Ajax, Pickering, and Clarington are quite different from each other. The eastern GTA's growth pattern means each city has its own character even though they share Lake Ontario frontage and similar commute distances to Toronto.

We've been installing window treatments across Durham Region since the early 1990s. This guide covers what we've learned from working in each city.

Pickering

The Pickering housing market splits between waterfront properties in Bay Ridges and the inland subdivisions further north. Pickering Town Centre area has condo developments along Highway 401.

For Pickering homes:

  • Motorized blinds for the lakefront properties with tall lake-facing windows
  • Zebra blinds for inland family homes
  • Cellular shades for the lakefront properties with wind exposure
  • The waterfront homes generate specific demand for solar screen rollers because direct sun off the lake can damage interiors.

    Ajax

    Ajax housing is mostly suburban detached and townhome construction. The Pickering Village area has older detached homes; South Ajax has newer family-oriented developments.

    Standard Ajax installations include:

  • Zebra blinds for main living areas
  • Blackout roller blinds for primary bedrooms
  • Vertical blinds for patio doors
  • The cost-conscious Ajax demographic often picks cordless rollers as the entry-level upgrade rather than zebra blinds.

    Whitby

    Whitby's housing range covers older central Whitby neighbourhoods, the family-oriented Brooklin area to the north, and some lakefront properties. Brooklin in particular has expanded heavily with detached construction over the past 15 years.

    Whitby installations typically include:

  • Zebra blinds for the main living rooms in Brooklin and central Whitby family homes
  • Cellular shades for energy efficiency, especially in lakefront properties
  • Blackout rollers in kids' bedrooms
  • Oshawa

    Oshawa is the largest Durham Region city by population, with a wide housing range including older central neighbourhoods, university-area student rentals (Trent and Durham College), and newer north Oshawa subdivisions.

    For Oshawa homes:

  • Roller blinds are the workhorse choice across all neighbourhoods
  • Zebra blinds for the newer north Oshawa builds
  • Cellular shades in the older central Oshawa homes for insulation
  • The student rental market generates volume in basic cordless installations.

    Clarington (Bowmanville, Courtice, Newcastle)

    Clarington is the easternmost Durham Region municipality, including Bowmanville, Courtice, and Newcastle. Heavy residential growth over the past decade has produced lots of new family-oriented construction.

    Clarington installations cover:

  • Zebra blinds for main living areas in newer subdivisions
  • Motorized blinds for tall windows in newer Bowmanville builds
  • Cellular shades for energy efficiency, especially on the larger windows
  • The Newcastle waterfront generates specific demand for treatments that handle lake exposure.

    Durham Region-specific considerations

    Lake Ontario exposure

    The lakefront properties throughout Durham Region (Pickering Bay Ridges, Whitby Port Whitby, Newcastle Waterfront) face the same challenges as Oakville and Burlington lakefront homes: UV damage, glare, wind exposure. Solar screen rollers and cellular shades are the standard solutions.

    Commuter demographic

    Durham Region residents typically commute to Toronto for work, which affects window treatment preferences. Smart home integration is more popular here than in similar-sized markets elsewhere because the commuter demographic uses scheduling features for energy efficiency while away from home.

    Affordability vs premium

    Durham Region pricing tends to be slightly more cost-conscious than the wealthier western GTA markets. We carry quality options across the full price range, and we don't push customers toward higher tiers than they're comfortable with.
