
Builder-grade blinds rarely cut it for new Vaughan homes. Here is what to plan for during the build, what to spec at occupancy, and what works best in Kleinburg, Maple, Woodbridge, and Concord.
You just bought a new build. Don't put off the blinds.
If you're moving into a new construction home in Vaughan, you've probably noticed that the builder's window treatment package is either non-existent or genuinely terrible. Some builders include the cheapest possible roller blinds in a generic off-white. Others give you naked windows and expect you to figure it out.
We work with a lot of Vaughan customers buying into Kleinburg, Maple, Woodbridge, Concord, and the new Vellore developments. Most of them don't think about blinds until move-in week, and then they realize they need them yesterday because the neighbours can see directly into the kitchen. This guide is for the people who plan a few months ahead instead.
Why builder-grade blinds aren't enough
The blinds your builder offers (or the ones included in some builds) tend to have a few problems.
Standard sizing. They're cut to fit the most common window in the development, which means in your home they might leak light around the edges, or be too short, or be too narrow.
Cheapest fabric. Most builder-grade rollers use the lightest-weight polyester. They're not bad, but they fade in a few years and the operation mechanisms are often the lowest tier available.
Generic colours. Off-white or cream is the default. Fine for some rooms, wrong for others.
No motorization or smart home integration. Even if your home is wired for smart home features, the blinds usually aren't part of that package.
For a few months of living, builder blinds are fine. As the long-term solution, they're not.
What to spec before drywall
If you're early in the building process, talk to your builder about pre-wiring for motorized blinds. This is significantly cheaper to do during construction than to retrofit after.
Motorized blinds need power. The options are:
For new construction, we strongly recommend hardwiring. The cost during build is roughly $50 to $80 per window for the wiring. The cost to retrofit later is $200 to $400 per window because of the drywall work. Math works out.
The other thing to consider is which smart home platform you'll use. Vaughan new builds often come with home automation packages. Make sure your blinds will integrate with whatever your builder is installing. Most quality motorized blinds work with Alexa, Google Home, and Apple HomeKit; some also support the higher-end systems.
Vaughan neighbourhoods and what works
Kleinburg
The custom and semi-custom builds in Kleinburg are often the largest homes we work in. Twenty-plus windows, often with two-storey foyer windows, transom windows, and primary bedroom suites with multiple windows that need coordinated treatments.
For these homes, full motorization makes sense for at least the formal rooms and any hard-to-reach windows. Motorized cellular blinds in the formal living and dining areas are popular for the combination of insulation and convenience. Custom drapery over rollers is the standard for the master bedroom and study.
Maple and Woodbridge
The newer builds in Maple and Woodbridge tend toward a more contemporary aesthetic. Window walls in great rooms, larger primary bathrooms with privacy needs, and main-floor home offices are the spaces that need the most attention.
Zebra blinds are the most-installed product in this part of Vaughan. They suit the modern interior style and handle the dual problem of natural light during the day and privacy at night. Motorized versions are common in the great rooms where windows are tall.
Concord
The newer condo developments in Concord change the calculation. Smaller window sizes, balcony doors, and condo board rules all matter. Roller blinds are the standard pick for condos because they sit flat against the window, look clean from outside, and meet most board requirements for white-backed window coverings.
Vellore
Family-focused detached and semi-detached construction in Vellore favours practicality. Cellular blinds for energy efficiency, blackout roller blinds for kids' bedrooms, and zebra blinds for living and family rooms is the typical Vellore configuration.
Smart home integration: get it right the first time
If you're going to motorize, decide your smart home platform before you order. Switching platforms later means new motors, possibly new headrails, and reprogramming. Worth a few hours of research up front.

Without giving you a specific quote (since every home is different), here's roughly what to budget:

When should you order?
Most Vaughan new builds get keys 2 to 6 months later than originally promised. Don't order blinds until you've taken occupancy and we can measure the actual windows. Builders sometimes change window dimensions during construction without notifying buyers.
Once we measure, custom blinds take 2 to 3 weeks to manufacture. Plan for 3 to 4 weeks total from measurement to install.
If you need temporary coverage for the first few weeks, we sell stick-on paper blinds (called "EZ Privacy" shades) that are inexpensive and remove cleanly. Useful for the first night before your real blinds arrive.
